Property valuation.
Our data foundations.
A location profile is only as useful as its sources. Here we explain which data is used in the 250 area pages, how we assign it and which period it covers.
Which areas does the portal show?
The map and area pages use 250 statistical Vienna census districts within the 23 municipal districts. This structure allows consistent assignment of land areas and location points. It is not an exhaustive list of all informal neighbourhoods or Grätzl. The area geometries come from the integrated mapping project. Census district geometry as of 3 September 2026; retrieved 11 September 2026. Displayed postcodes serve as the usual district postcodes for guidance and are not an address-specific postal assignment.

What do the data dates mean?
The location data for parks and stops was retrieved on 11.09.2026 . This date denotes retrieval, not an on-site survey. The land use expressly relates to 2022. Changes since 2022 are not reflected in this land-use profile.
How are the local profiles calculated?
Land use
We geometrically intersect the 2022 land-use areas with the displayed area boundaries. Area is calculated in a metric coordinate system (EPSG:32633). Percentages refer to the recorded land-use area within the boundary; rounding may cause small differences in totals. Built-up areas, green space and water, and transport areas are shown as three groups. The detailed land-use types remain available on every area page.
Actual land use describes the recorded use of an area. It does not indicate the current land-use zoning, development potential or legal status of a particular plot of land.
Parks and stops
A location is assigned to exactly one area based on its map point. Unnamed stop entries are excluded. A park may extend beyond an area boundary. The number of points indicates neither the green space in an area nor the walking time, service frequency or current operation of a stop.
Adjoining areas
We link map areas with a shared boundary line of more than one metre as neighbouring areas. A single point of contact is not enough.
How are the local valuation questions developed?
Each of the 250 areas has its own editorial interpretation of its recorded mix of uses and selected location points. The associated assessment tasks address owners: which feature needs to be clarified for the specific property, and which document helps? The texts were developed with AI assistance from the stated datasets. They are neither on-site findings nor externally professionally reviewed individual valuations.
The linked supporting data alongside the text leads to the land-use profile, named locations or neighbouring areas. Detailed district questions are on the relevant district page; general valuation methods and documents are explained in the knowledge centre.
How does the neighbour comparison work?
We compare the shares of all land-use types from 2022 with the directly adjoining map areas. The neighbour with the greatest sum of absolute differences in shares is selected; the three largest category differences are displayed. This selection illustrates different land-use structures. It is neither a price comparison nor a recommendation to select comparable sales there. Missing land-use categories are treated as 0 in the calculation.
How do geodata and property valuation relate?
The data provides location context. It contains no purchase prices and does not produce a market value. For an online estimate, the UnitedDataHub valuation calculator is available. There you select the property type and location and add your property details. Selecting an area on our page does not automatically fill in the external calculator.

Addresses and local surroundings
Automatic address suggestions use the City of Vienna’s official address service. In the event of technical issues, Vienna’s ADRESSENOGD address database is also queried. Street-only suggestions fill the search field; only a selected building address supplies the location for the location check. The location check calculates distances from the selected coordinate point to public location points. These distances are straight-line distances in metres. Street routes, entrances, barriers and actual walking routes are not calculated.

Several schools may share a location. Location data contains neither available school places nor school ratings. Pharmacies are shown without current opening hours or night duty information. The market map is not a complete directory of all food shops.
Climate, flooding and road noise
- Vienna urban climate analysis: modelled climatic area analysis. A recent modification date in the data catalogue does not establish the survey year of the entire model.
- Vienna flood discharge areas: HQ30, HQ100 and HQ300 describe modelled events with differing probabilities. The display is not a plot-specific risk assessment.
- Austria’s strategic noise maps: road traffic, Lden, reporting year 2022 with traffic data from 2019. Display at a height of 4 m above ground. Data source: www.laerminfo.at, CC BY 4.0. Not a current measurement and no indication of indoor noise levels.
Official market overview
The market page uses annual median purchase prices for 2025 and 2024 from the release published on 28 May 2026 of STATISTIK AUSTRIA’s average property prices. It is based on the special analysis of annual medians. Previous-year figures may be revised retrospectively; both years are therefore compared using the same release.
The figures apply to the whole district and refer to living area. A change in the median may result from a different mix of properties sold. It is not a quality-adjusted price index. Missing house figures are not estimated. The separately published, regression-adjusted category prices are a different statistic and are not combined with these annual medians.
Sun position and building shadows
The 3D view uses the City of Vienna’s LOD1.4 building model. Building top elevations, available lower elevations and terrain heights refer to Wiener Null. Real polygon outlines, including courtyards, are used for the local visibility check; the observer’s height is added to the approximate local terrain elevation.
The sun’s position is calculated using SunCalc 2 for Vienna’s time zone. The daily analysis checks the centre of the sun at 20-minute intervals. Trees, exact roof shapes, windows and balconies are omitted. Buildings outside the requested area of approximately 350 m are not included. No modelled sunshine duration is given when data is incomplete. Ground shadows are flat approximations truncated at 400 m. The retrieval date does not describe the age of a building’s survey data.
Projects and personal dossiers
The development overview contains twelve updates checked against official sources, with a review date of 11 September 2026. Each entry states the project’s scope and source date. Assignment to a saved place is at district level. No plot coordinates or future increases in value are inferred from the updates.
A dossier combines your own property details with a snapshot of the area profile and district market. It contains no property value automatically calculated from this data. You can report corrections via Quality & transparency .
Property passport and calculation aids
Valuations come from manually recorded calculator results, external valuations or your own assumptions. Their origin remains visible. The building costs check uses the expressly planned use of reserve funds and your documented allocation basis. The foundations for interpretation are WEG Section 31 and WEG Section 32. The scenarios calculate assumptions you set yourself; future prices or taxes are not estimated.
Official draft plans and source checks
Six procedures checked on 11 September 2026 against the official procedure overview are linked to the original plans, draft applications and explanatory reports. The optional source check checks the linked plan numbers. It does not constitute a fresh assessment of the PDF contents or legal status. A failed retrieval does not replace the reviewed source status.
Local valuation questions
The additional assessment guidance is written editorially for the 23 districts. On area pages, it is explicitly presented as district context together with the calculated local data. City of Vienna district portraits are linked in the relevant section. The guidance contains no surveyed area-specific purchase prices and no predefined price premiums.
