- A higher expected property value can still entail an interim funding need that cannot be financed.
- Sale price, net proceeds and taxable result must be determined separately.
- A shared timeline prevents comparisons between immediately available proceeds and later uncertain benefits.
What goal should the decision fulfil?
First write down what you want to achieve: regular withdrawals, relief from management tasks, funding other projects, transfer to relatives or long-term preservation of wealth. Add the timing and available capital budget. Co-owners should clarify goals and decision-making powers before calculating alternatives, so that later price expectations are not assessed against different objectives.
Set a shared comparison period and valuation date. The property's market value and its benefit to a particular owner are different perspectives. Personal financing or tax consequences must not silently be reinterpreted as market value. Professional valuation approaches must be chosen appropriately and their results placed in the context of market conditions.

What actually remains available if you keep the building?
Start with documented receipts and deduct ongoing payments borne by the owner. Major investments are shown separately in the relevant year. Personal financing then follows, with interest, principal repayments and any further obligations. Only the complete cash-flow overview shows what can be withdrawn and when additional money is needed.
Keep taxable result and liquidity separate. For example, repaying principal is a cash outflow, whereas depreciation generally does not involve a simultaneous payment. The specific tax treatment is determined professionally. Also document workload, organisational responsibility and the concentration of wealth in a single property. These aspects belong in the owner's decision without being assigned invented price discounts.
What additional effect must justify renovation?
Compare the renovation alternative with a professionally realistic continuation of operations. Required maintenance must not be charged only to the renovation alternative while all work disappears from the comparison case. Show additional improvements, expenditure brought forward and construction effects separately. Expected additional income needs a legal basis and a plausible start date.
Examine the phase with the highest funding need. Building costs may fall due while income temporarily declines. A measure that is economically sound in principle can fail because of this interim financing requirement. Loan offers, collateral, disbursement conditions and reserves must therefore be aligned with the construction programme. Unconfirmed subsidies or optimistic post-renovation sale prices do not close a funding gap today.
| Item | Keep | Renovate | Sell |
|---|---|---|---|
| Ongoing inflow | Documented existing position | Existing position plus justified change | Until the agreed transfer |
| Investment | Required maintenance | Maintenance and additional measures | Agreed advance works or services |
| Financing | Existing debt service | Existing and new obligations | Clarify repayment and release |
| End of the calculation | Justified terminal value | Terminal value with documented condition | Net proceeds at the payment date |
| Unresolved review | Income and future needs | Costs, law and construction programme | Conditions, costs and taxes |
What sale proceeds will be available afterwards?
Derive the assumed sale price from a transparent valuation or specifically comparable offers. Record payment timing, conditions, due-diligence reservations and agreed advance works or services. Deduct sale costs relevant to the property and obligations to be discharged. A land register encumbrance does not automatically show the current outstanding loan balance; a lender's statement is required for that.
The tax calculation depends, among other things, on ownership structure, acquisition history and previous tax treatments. The BMF points out that tax relief does not always continue on transfer and that transfers for consideration must be distinguished from gratuitous transfers. Have the specific net proceeds calculated, including any property capital gains tax and other consequences. A general tax rate alone does not produce a reliable net figure.

Which uncertainty could still change the decision?
Test the decisive unresolved issues: higher building costs, later additional income, a longer sale period or a different achievable price. Use transparent ranges. A shared timeline reveals whether a benefit arises only after years and how much capital remains tied up until then. For a present-value calculation, cash flows and discounting must be established consistently on a professional basis.
Summarise each alternative on one page: financial result, peak funding need, requirements and the next decisive review. Also describe a personal limit, such as maximum available equity or the latest date by which liquidity is needed. If it is exceeded in a plausible adverse scenario, financing or scope must be adjusted. The dossier should support an implementable decision, not generate an automatic recommendation.
Fictional liquidity check before a renovation decision
An educational extract using invented amounts, not an investment-return recommendation or a complete valuation. All surpluses are shown before personal income tax.
- Annual rental receipts of 180,000 euros and ongoing owner payments of 40,000 euros initially produce 140,000 euros before financing and exceptional investments.
- After 35,000 euros in interest and 45,000 euros in principal repayments, 60,000 euros of liquidity remains before tax and major works.
- A measure assumed in the same year costs 200,000 euros. Without further funds, an additional financing need of 140,000 euros arises before tax; monthly payment dates may increase the peak requirement.
- Later additional income is added only after reviewing the contracts and construction programme. In parallel, a separate net sale proceeds calculation is obtained, including loan repayment and a specific tax calculation.
The ongoing surplus does not yet prove that the measure can be financed. Only the complete alternatives show whether keeping, renovating or selling fulfils the personal goal.
