- Keep the result, inputs and retrieval date together.
- Explicitly mark unknown details rather than selecting a favourable default value.
- Turn unresolved points into specific steps for obtaining information and carrying out checks.
What question does the displayed figure answer?
First read how the result is described: does it show a price range, a single estimate or an offer? Then look for the valuation date, the scope of the property and the assumptions. A retrieval date records when you saw the display; by itself, it says nothing about the age of the underlying transactions. Nor does a precise euro figure demonstrate equally precise knowledge of the property.
Under § 2 LBG, market value means a price achievable under ordinary, fair market conditions. Whether a particular online result actually reflects this definition of value and the investigation it requires must be clear from the service description. The LBG has a specific statutory scope; its existence does not automatically mean that every privately operated calculator carries out a comprehensive LBG assessment.

Which inputs can you substantiate?
Record the source used alongside each input. For floor areas, the number alone is not enough: note whether it comes from the purchase contract, a plan, a usable floor area schedule or your own measurement. For condition and fittings, distinguish visible features from characteristics examined by a specialist. A freshly painted wall, for example, does not establish that the wall construction is dry.
| Detail | Evidence or status | Next check |
|---|---|---|
| Living area or usable floor area | Area schedule with a definition | Check balcony, loggia and cellar separately |
| Use | Owner occupation, vacancy or tenancy agreement | What occupancy status does the valuation assume? |
| Condition | Inspection, survey report or your own assessment | Which building components were actually examined? |
| Rights and encumbrances | Land register and relevant deeds | Which restrictions affect use or sale? |

What can still be missing from a fully completed form?
A fully completed form may leave significant differences unresolved. Consider a let unit with particular contractual arrangements, an announced building refurbishment, a discrepancy in the building's physical condition or a garden right promised only verbally. For each such point, check whether there is a suitable input field and whether its treatment in the result is apparent. If both are missing, its effect remains unclear.
The calculator embedded here is provided by an external supplier. The general explanation of valuation methods on these knowledge pages does not document its internal model. Embedding it does not establish that the model has been independently reviewed, that particular individual transactions are used or that documents are automatically cross-checked. The supplier's own visible information remains the relevant basis.
How should you handle ranges and discrepancies?
A displayed range can have various explanations. Without an explanation, it is unclear whether it represents statistical uncertainty, different assumptions about condition or a standardised presentation. Do not therefore interpret it yourself as a guaranteed probability of accuracy. A wider range can usefully prompt you to clarify the most important unknowns.
If two results differ, first compare the same property scope, the same floor area, the same occupancy status and the same valuation date. Do not immediately calculate the average. A figure for a vacant apartment and an assessment subject to an existing tenancy may answer different questions. Write down the difference before obtaining more figures.
Turning the result into a work plan
Rank unresolved points by their importance to the decision. Unclear allocation of a garden calls for a different investigation from a missing kitchen invoice. For an informal overview of your assets, an estimate clearly labelled as guidance may suffice; for division of assets, financing or a binding pricing decision, agree the purpose and required depth of evidence with the relevant parties in advance.
Finally, summarise on one page: the result and its source, substantiated inputs, significant uncertainties and the next action. The aim is a verifiable basis. Extra decimal places or repeated calculator runs cannot replace missing documents.
How does the local area profile help with valuation?
An area profile puts your surroundings in context. The area pages on immobilienwert.wien show recorded land use from 2022, named park and public transport stop locations, and adjacent map areas. Their geographical basis is Vienna's statistical census districts. A familiar neighbourhood name may describe a different area. First locate your address on the map.
The local checks turn the displayed mix of land uses into questions about your particular property. A high proportion of road area, for example, prompts a check of street-facing and courtyard-facing orientation. It does not establish noise exposure for a particular apartment. An area recorded as green land is not automatically publicly accessible or part of your plot. Record observations, documents and unresolved assumptions separately.
We do not publish prices per square metre for individual map areas from these geodata. They contain no purchase transactions. Likewise, comparing two neighbouring areas shows land-use proportions, not a price difference. To select suitable comparable properties, factors including property type, use, condition and immediate surroundings must actually be comparable.
Start with the local checks on your area page and add the documents for your apartment, house, rental apartment building or plot. Selecting an area establishes the location context on the portal; it does not transfer verified property data into the embedded calculator. For a binding decision, clarify remaining questions with a professional qualified in the relevant subject.

Fictional valuation check: unclear floor area and unresolved refurbishment
A purely hypothetical case with no real address or transaction: an owner receives an online range and discovers conflicting information about her apartment.
- 82 m² was entered in the calculator. The existing plan states 76 m² of internal area and a 6 m² open balcony; there is no consistent area definition.
- The owner records the discrepancy and reads the input guidance before reallocating the floor area and balcony. She does not calculate a blanket reduction in value.
- A letter mentions possible roof refurbishment. She asks the property manager for the status of resolutions, a cost estimate and financing details.
- For the next assessment, she explicitly states the area used and how the unresolved works have been treated.
The progress consists of better-substantiated inputs and two clarified questions. These details alone cannot determine how much the value changes.

Where can I obtain the supporting information?
Document the display or the export offered by the relevant calculator.
Record the area source alongside the input
Prevents different area definitions from being mixed together.
Where can I obtain the supporting information?
Your own purchase documents, the property manager or a professional measured survey.
Note use and any special circumstances
Shows whether the result addresses the actual subject of the valuation.
Where can I obtain the supporting information?
Review contracts, land register documents and current correspondence about the building.
Define the purpose and required evidence
Determines which additional investigation the decision requires.
Where can I obtain the supporting information?
Agree this with the valuation professional or the requesting organisation.

5 Points for your next discussion
- Note why the valuation was prepared and the date to which it relates.
- Cross-check the area and its source. Keep living area, usable floor area and outdoor area separate.
- Compare contracts and land register documents with the assumptions in the valuation.
- Ask about price type, data date, selection of comparable transactions and possible adjustments.
- Ask for an explanation of which details were checked, self-reported or assumed.
This check organises your own information. It assesses neither the professional quality of an appraisal nor the accuracy of a property value.
