What these prices tell you
The figures describe statistically adjusted average asking prices for apartments in the respective district. Purchase prices are gross asking prices; rents include service charges and VAT. The listings are not a complete survey of all properties in Vienna.
Monthly changes compare September with August 2026; annual changes compare September 2026 with September 2025. They are not quality-adjusted. A different mix of sizes, years of construction and locations can change the average. Price increases and decreases are presented neutrally.
The “district median” is the median of the 23 district averages. Each district counts once. It is not a Vienna average weighted by listings. The map’s colour scale shows the districts’ price levels in the selected segment.
No separate price observations are available here for individual neighbourhoods, streets or apartments. District figures must therefore not be read as a neighbourhood price or an individual valuation.
